What is a Property Title Search?

A Property Title Search is a detailed examination of all public records related to a property to determine and confirm its legal ownership history, identify any encumbrances (loans, mortgages, liens), disputes, or defects in title that could affect the buyer's rights.

A Title Report (also called Search Report or Title Certificate) is the document prepared by a legal expert after conducting the title search. It summarizes the ownership chain and states whether the property has a clear and marketable title.
